Selecting the right holiday home at Beachside is an exciting process. Here are a few considerations to help you find the perfect fit:

Note: Your holiday home is for recreational purposes only and cannot be used as a permanent residence. You’ll need to provide proof of your primary address, and commercial letting is not permitted.

Owning a Caravan Holiday Home at Beachside

Imagine having your own seaside retreat at Beachside Holiday Park in Brean. Owning a caravan holiday home here offers endless opportunities for relaxation, adventure, and family fun. But before you purchase, it’s important to understand the ongoing costs to ensure it fits within your budget.

Transparent Costs – No Hidden Fees

At Beachside Holiday Park, we believe in complete transparency. Here’s a breakdown of the associated costs:

Purchase Price

The price of your caravan includes everything you need to start enjoying your new home, from the caravan itself to transportation, siting, and a range of essential amenities. Plus, all our current caravans for sale come with Ground Rent and Insurance included until 2025 at no extra charge.

Ground Rent

For 2025, our ground rent is £3,640 plus VAT. With an 11-month license, you can enjoy your holiday home from mid-January to mid-December. Additional charges apply for caravans that are 12ft wide (£150 plus VAT) or over 32ft long (£58.33 plus VAT per foot, capped at 35ft). Ground rent covers rates, water, sewage, and refuse disposal.

Electricity and Gas

Both utilities are metered, with readings taken annually in September. You only pay for what you use, giving you full control over your spending.

Insurance

Keeping your holiday home insured is a legal requirement and essential for protecting your investment. We offer coverage through Compass Insurance or you can choose another provider, though an admin fee will apply.

Winterisation Service

To protect your caravan during the colder months, we offer a Winterisation service for just £72.00 plus VAT. This small investment ensures your caravan is properly drained and protected, preventing damage that isn’t covered by insurance.


Security and Peace of Mind

When you invest in a holiday home at Beachside Holiday Park, you’re in good hands. We’re members of the British Holiday and Home Parks Association, ensuring high standards and customer care. Our formal agreement gives you security of tenure for 15 years on new holiday homes, and on a pro-rata basis for pre-owned homes.

What Happens When my License Finishes?

Each new caravan is sold with a 15 year Pitch Licence Agreement (to which terms apply). This ensures that the standard of the caravans on the Park is maintained. Used caravans are sold with the balance of the 15 year term for example a 2020 caravan sold in 2024 would have an 11 year license. The length of term for each used and client owned caravan is explicitly advertised, with no further extensions available. When you come to the end of you license many of our owners choose to part exchange continuing to enjoy Holiday Home ownership at Beachside Holiday Park by purchasing a newer caravan. If, however, you do not wish to continue with ownership you can either remove your caravan from site and the park will arrange for your caravan to be removed from the pitch and made available for collection by your chosen caravan transportation company. If you do not wish to take your caravan holiday home elsewhere we can remove the caravan from pitch at no extra costs to you.

What happens if anything breaks?

All holiday homes come with a warranty—12 months for new and 3 months for pre-owned. Our on-site maintenance team is here to help with any repairs.

Are pets allowed on the park?

Yes, pets are welcome! We ask that they’re kept on a short lead around the park, and any fouling is cleaned up promptly. On the beach, they can run freely.

Can I let my Caravan Holiday Home?

As of October 22, 2017, commercial letting of your caravan holiday home is not permitted.
